  1. Expenses and Status
    1. Improvements – street signs replaced in neighborhood.
    1. Storm cleanup – unexpected costs due to storm damage and downed trees
    1. In April 2025, the Association was the victim of fraud in which $4,800 was mistakenly sent to someone posing as a vendor. The incident was promptly reported to law enforcement, including the FBI, and there is an active investigation. The Board has put new financial controls and verification steps in place to help ensure this does not happen again.
  2. Budget, Dues
    1. One-time assessment of $100 due December 31, 2025, to recover most of the cost of the storm.
    1. Dues for fiscal year 2026, due March 1, 2026, will be $425, which covers our projected budget for 2026 and starts to slowly build our savings. Proposed operating expenses for 2026 average out to $413.32 per household.
  3. Late dues
    1. Dues are due March 1st and, moving forward, will be assessed a late fee of $25 per month.
    1. We will send 2 letters reminding unpaid homeowners to pay their dues. The 3rd letter will be from a lawyer, and legal fees will be the responsibility of the homeowner.
