We are in desperate need of additional board members due to the departure of several members.
Since the President, Vice President, and architectural control committee positions are currently vacant, the board has been operating shorthanded in the meantime.
Please plan on attending the board meeting on January 27th as our the board desperately needs additional help from our neighbors to effectively function for the benefit of the community.

Position descriptions for each position on the board are as follows:
President: 1) Calls and leads board meetings. 2) Leads board discussion regarding community decisions which arise. 3) Communicates with landscaping and snow removal contractors to renew services for the community. 4) Frequently communicates with Vice President, Treasurer, Secretary, and at-large board members as questions or concerns from community homeowners arise.
Vice President: 1) Calls and leads board meetings in support of the board when the President is absent or unavailable. 2) Assists board discussion on new or upcoming projects within the community. 3) Assists with major board decisions to the impact on the community.
Treasurer: 1) Maintains Hunters Green HOA financial accounts. 2) Performs payments to community services and collection of dues through community U.S. Postal Service post office box. 3) Continues to monitor financial accounts, suggests adjustment of dues as costs to the community change through time. 4) Assists with major board decisions to the impact on the community. 5) Attends board meetings in support of the community.
Secretary: 1) Assists with huntersgreen46278.org website updates. 2) Responsible for website domain name (WordPress.com) and domain mapping (Namecheap.com) annual registration renewal. 3) Records notes from meetings to share with community through website and community Facebook page. 4) Assists with organization and placement of signs for notification of community events. 5) Attends board meetings in support of the community.
Member-at-Large: 1) Attends board meetings in support of the community. 2) Assists board members with decisions.
Architectural committee: 1) Consists of several board members to coordinate decisions to approve or deny community construction or property alteration requests by Hunters Green HOA residents.
As of 7:35 PM Eastern Standard Time, there is a total of 5 inches of snow predicted for Sunday evening, into Monday morning.
Snow plow crews may be called in to clear the neighborhood streets depending on the total amounts of snow. Please keep the streets clear for the snow crews to effectively plow and move snow, if they are called upon.
Please check on your neighbors for those who may need assistance during this potential severe winter storm.
Sidewalk buckling issue in area on Court, several board members and residents discussed a combined effort to map additional sidewalk areas in need of repair throughout the community to assist with gathering repair estimates.
Mayor’s action line was contacted and residents will follow up for repairs to sidewalk (case number 2400017888) and street potholes (case number 2400017894).
Concerns with continued repairs and potential replacement of road signposts and sprinkler system in community.
Brush overgrowth in common area by sidewalk between homes on Way was discussed, residents volunteered to assist with trimming and removal of excess debris in the Spring.
Communication with landscaping contact will be frequent, to avoid lapse in community needs.
Lamp posts in neighborhood – suggestion to replace incandescent bulbs with LED bulbs, question if there will be a higher cost? Board member will investigate further.
Rental property concerns – requesting residents to inform neighbors if issues are observed, limit of 5 rental properties for the community.
Suggestion to continue to publish community newsletter for neighborhood updates and remind residents to perform property maintenance.
Suggestion to improve letters sent to homeowners, with an official letterhead and official envelopes.
Letters sent to homeowners will have all board members sign-off on the letter.
Need for additional residents to volunteer to fill open board member positions, suggestion to have 2 members per position as co-leads.

In preparation for the upcoming potential heavy snowfall next week (with 6+ inches currently in the forecast for next Friday), please remember to avoid parking vehicles on the street so the snow plow crews can clear those areas for the neighborhood.
Additionally, please check on your neighbors and offer assistance, as we all need help sometimes.
Several areas in the community have been marked with orange paint and flagging in preparation for the tree and brush removal by Broad Ripple Tree Service, scheduled for tomorrow Wednesday October 4th, 2023. Please refrain from parking personal vehicles near the marked areas while the crew is working, these tasks are expected to take the full day.
President, Vice-President remain vacant and in need of board members to fulfill these positions. New board members can join at anytime during the year.
Architectural Control Committee in need of members as well.
Some interest has been recently indicated by 2 residents.
Request for details regarding screened-in porch construction was mentioned by a homeowner who is interested in this addition to their existing deck.
Discussions mentioned the homeowner can provide diagram and write-up with specific details to board prior to construction.
Additional question was raised in regard to construction of a firewood structure to be placed in back of property. Discussion agreed this would be fine to go ahead with.
Discussion about shed restriction in covenants mentioned that sheds are not currently allowed.
Any changes to covenants will need to be proposed at the annual board meeting and voted upon by the entire community (property owners, not renters can vote on covenant changes).
Communication to residents was mentioned to need improvement.
Current communication threads are through the website (huntersgreen46278.org), the community Facebook page, in addition to newsletter physically printed handouts which are placed in residents’ mailboxes.
Question arose as to what the best way would be to share documents and calendar schedule/invitations to all residents in the community, discussion remains ongoing. Not all residents are able to access the website and Facebook.
Aerator in retention pond has stopped working, appears that the electrical service box is in need of repairs, electrical technician will be contacted.
First, the Green Gang will be contacted to clean up the excess vegetation near the electrical service box by the pond so that the aerator switch can be serviced by an electrician.
Trash cans being left out in front of homes, grass in need of mowing continues to be an issue for some.
Letters will be sent to those residents who are not in compliance.
