Finalized budget: Homeowners Association Dues in 2016 have been approved at $300 per household.  HOA Dues are due March 1, 2016.  Payments received after March 1, 2016, are subject to a late penalty of $25.00 per month, plus any incurred expenses.

Review of Anticipated 2016 Budget

Proposal of $300 per household for the year provides an operating budget of $23,400

Last year our expenses were ~$21K.  This would provide a buffer of $2,400 for 2016 if our expenses remain the same. 

 

Review of Reserve Funds 

We do have some funds in reserve. It was noted at the meeting that these reserve funds may be affected should we experience a significant, unexpected expense (a selection of which are highlighted below in upcoming & long term expenses).

New street light installed

Fixed pond electrical box

Shut down Shanghai Road irrigation system

Court common area maple tree trimmed

Repair to a fallen street sign 

 

Review of upcoming & long term expenses

20 year old irrigation system.  Continued maintenance & repairs.  Full system replacement possible in the future. 

Retention pond.  There is natural erosion and silt gathering in the pond over the years. This may need to be dredged as it continues to fill with sediment.

Ash Tree Removal.  There are 5 dying trees in common area that are to be removed early 2016.

Covenants Review. Our covenants were last updated in 1993. We’re currently reviewing the covenants to update the document for our current & future needs around certain items including landlord agreements, homeowner responsibilities, and compliance.  Attorneys fees may be part of this project during 2016.

Front entrance landscaping.  To keep our community looking great, we will be working with a landscaper in 2016 to review our long term front entrance landscape plans.

Street maintenance.  There are many cracks throughout the community on the roads. The board anticipates we may be faced with repairs eventually. 

 

At this point in the meeting, the board moved to vote on the Proposed 2016 Budget.

Vote passed unanimously. It was decided that there would be dues of $300 for 2016 per household.  These dues are due March 1, 2016.

Other Items Discussed

Dog walking & cleaning up after pets.  Homeowners are reminded to please clean up after their pet(s).

Mailboxes & Yard Lights.  Mailboxes should be in good working condition, painted and numbers visible from street.  Yard lights should be maintained and in proper working order.  Yard lights should be on at night to keep our community safe. 

Crime Watch 2016.  We’re looking for a representative to act as our Crime Watch Committee Member.  If you’re interested, please contact the board president, Rick Couch at brickred1@aol.com

We will be bidding out our lawn care maintenance in 2016 as it is up for renewal. 

We may hold a semi annual meeting in July 2016 to allow more opportunities for the homeowners to attend our extended meetings. 

Our next board meeting will be at the end of February (date TBD).  The location will be the Pike fire station.  Our board meetings are open to all homeowners.

Upcoming Hunters Green Association Meeting

Our next HOA meeting will be in October — date TBD.  Location: the Pike Fire Station at 7002 North Lafayette Road.  This general meeting will be open to all homeowners.

Save The Date for our Annual meeting on Sunday, January 17 at 6:00 PM at the Pike Fire Station at 7002 North Lafayette Road.  The annual meeting is open to all homeowners.  Budget, dues, and amendments will be discussed.

Annual dues are due March 31, 2015

Neighbors,

The annual meeting was held February 22, and the annual dues were approved at $350 per household. This is the same as the last three years. Payment is due by March 1, or you will be subject to a $25 fee each month it is late.

Please be sure to use the form that was put in your mailbox on January 27 — include your name, address, phone number and email, and indicate if you are a new resident. We need to be able to match the payment to the household.

Hunters Green garage sale June 7, summer maintenance

Now that summer time is close (we hope!), it is time for spring cleaning. We will be hosting our community garage sale on Saturday, June 7! We try to do it at the same time as the other Huntington Communities – so you should see their signs as well!

Also, now that the weather is much nicer and it’s time to do the dreaded spring chores, don’t forget that we do have paint if you need to paint your mailbox post. Please contact Maureen Kovacs. (Reminder, it is part of our covenants that the mailboxes and posts be in good repair. If you need a new one, read more here. ). Also, please keep your yard mowed and weeds under control.

Capital Improvements

  • We thank all the residents that painted, repaired and replaced their mailboxes. But we still have several homeowners that are not compliant with the covenants. As a board we would like to hear what you think should be our next step – We are considering amending the covenants to allow the board to have the mailboxes fixed and/or replaced and then bill the homeowner or last resort place a lien on the property – What are your thoughts? If you are one of the ones that received a notice of non-compliance please contact Otto’s Streetscape Solutions in Greenwood at 317-886-4400. Let them know you are in Hunters Green, and they can pull the information.
  • We installed one more streetlight this year at the entrance to the subdivision.
  • Some of you may have noticed the problems we had with the pond this year and aerator this year. The old one died, and as a board we chose to dip into some of our reserves to have the new one installed. You will see a new line item for aerator maintenance/repair on the budget as the expected life is about 5-8 years.
  • You should have all noticed the repaired and re-painted street signs. A big thanks to Joe Hannon for all his work.

Volunteer Opportunities

  • We are in need of new board members. We hope those of you that have expressed an interest (and those who are thinking about it) will attend the meeting.
  • We are in need of a new crime watch captain as Bob Cramer has his house up for sale. Please contact the board if you are interested assisting with this. Also, in light of all the recent break-ins around town, please be vigilant as to what is going on in the neighborhood! Report any suspicious activity.

General Information

  • Please remember to leave your post lights on at night and your carriage lights if your house has them. A well-lit street deters criminals.
  • We did lose a couple of trees this year! Just a reminder that it is up to the homeowners to keep their trees trimmed. If you have one that is near one of our street lights, please make sure the branches are not blocking the light.
  • The Green Gang continues to maintain our common area, and they will also do our snow removal. Please let us know if you have any issues.

  • Reminder now that it is snow season to shovel your sidewalks.
